9、ces of ASHRAE. ASHRAE Guidelines are developed under a review process, identifyinga guideline for the design, testing, application, or evaluation of a specific product, concept, or practice. As a guideline it is not definitive butencompasses areas where there may be a variety of approaches, none of

10、which must be precisely correct. ASHRAE Guidelines are writtento assist professionals in the area of concern and expertise of ASHRAEs Technical Committees and Task Groups.ASHRAE Guidelines are prepared by project committees appointed specifically for the purpose of writing Guidelines. 11、mittee chair and vice-chair must be members of ASHRAE; while other committee members may or may not be ASHRAE members, allmust be technically qualified in the subject area of the Guideline.Development of ASHRAE Guidelines follows procedures similar to those for ASHRAE Standards except that (a) commi

21、provement and ongoing commissioning.4.3 Systems Manual Documentation Organization4.3.1 The Systems Manual process captures projectrequirements, design and construction documentation, evalu-ation and testing results, and training programs as the infor-mation becomes available. Additionally, the recom

22、mendedoperating and maintenance procedures and ongoing docu-mentation requirements are assembled and included. Changesto the manuals are expected as the building maintenance sys-tems are developed and changes to the systems occur.4.3.2 The Systems Manual should be organized as follows.The six major

23、documentation assembly subjects are labeledas “Parts” of the Systems Manual in this guideline. The infor-mation is intended to provide general guidance on theintended operation, performance, and maintenance of thebuilding in conformance with the Owners Project Require-ments (OPR) and/or Current Facility Requirements (CFR).PAR

34、T I: SYSTEMS MANUAL EXECUTIVE SUMMARY1. Overview of the Facility Design and Intended UseUsing the OPR and/or CFR as references, this sectiondescribes the facility and outlines its intended uses. The sys-tems and assemblies included in the Systems Manual arelisted and described along with their funct

35、ion in facility oper-ations.2. Facility ConstructionThis section outlines the construction process and history anddescribes any plans or intent for future changes or expansion.3. Operational RequirementsProvide general guidance on the intended operation, perfor-mance, and maintenance of the facility

36、 in conformance withthe OPR and/or CFR. They include a summary and directionto the operational plans and requirements included in the var-ious sections of the Systems Manual.4. Systems Manual Contents Description andUse SummaryPART II: FACILITY DESIGN AND CONSTRUCTIONDescribe the use, function, and

37、location of the design docu-ments, including the OPR/CFR, Basis of Design (BoD), andconstruction or project documents. These provide the designfoundation for the facility and the construction drawings.PART III: FACILITY SYSTEMS ANDASSEMBLIES INFORMATIONDescribe the use and location of the systems an

38、d assembliesinformation. These include the project specifications,approved submittals, manufacturers installation instructions,operational and maintenance information, warranties, and list-ing of design team, contractors, and suppliers. This providesspecific information on the facilities systems and

39、 assembliesthat can be used for operation and maintenance (O a nontechnicalrequirement would be to comply with LEED for existingbuildings at gold level). The CFR contains specific and mea-surable requirements (e.g., instead of “the light level in officeswill be adequate,” the CFR may read, “the ligh

40、t level in officeswill be 40 fc (430 lux) measured at 2.5 ft (0.75 m) above thefloor level”). The CFR must be concise, clear, correct, andcomplete to reduce the risk for misinterpretation.Some of the more general requirements for the CFR arelisted below. These requirements may expand or contract fol

41、-lowing focused discussions with the Owner.Suggested CFR contents are as follows:1. User/occupant requirements2. Owner-directed requirements3. Where an OPRexists, it would be updated and modified. The resultant docu-ment will be the CFR.The following example document provid

44、es a template forhow a CFR document may be formatted and what types ofinformation should be covered in typical applications. Thedocument is structured as a template, given that in most casesany specific content from example projects will serve to limitthe scope to the specific issues and objectives

45、of that applica-tion. For each section of the template, normal text provideexample language specific to that section while italics pro-vides the reader with guidance as to the type of informationthat would be added to that section, specific to the facilityunder consideration.1.0. User-Occupant Requi

46、rementsThis section should be used to define any specific require-ments of the facility occupants and users that are necessary tomeet the overall mission requirements. These may be currentfacility features that must be maintained or those that need tobe added to support facility operation.1. Private

47、 offices occupants will be able to adjust the temper-ature setpoint in the offices.2. The ground floor (southwest quadrant) will be convertedto a cafeteria for users and occupants of the building.2.0 Owner-Directed RequirementsThis section should define any directives given that need to beaddressed

48、by the existing-building commissioning process.This is an interactive process to generate informationbetween all of the stakeholders.1. The existing windows shall be replaced with impactrated windows in a 150 mph (67.1 m/s) zone.2. The roof shall be replaced with a green roof with min-imum R-35 (R-6

49、.1) thermal insulation value.3. The fire alarm system shall be manufactured byNational Brand.4. Building shall be sprinkled.3.0 Specific Facility RequirementsThis section should define specific functional requirementsfor each area of the facility and space-use variation. This willinclude parameters such as functional uses, space needs,occupancy requirements, systems or assemblies replacement,and comfort requirementsspace temperature and humidityfor occupant comfort. It may also include specific parametersfor critical environments, such as tolerances for mini
