23、n BAS products change more rapidly than those in therest of the HVAC industry. A careful review of suppliersofferings should be made before proceeding with creation ofany BAS design. The creation of a BAS specification is a pro-cess similar to that used to design the rest of a facilitys sys-tems. Th

24、is guideline attempts to guide the reader through thisprocess. Informative Annex E provides guidance for specify-ing various levels of performance monitoring.This guideline includes online access to an examplespecification, presented as excerpted parts and embeddedthroughout the document and also av

25、ailable as a separate filein Microsoft Wordformat. Its function is to illustrate theconcepts described in the body of the text. The exampleshould be used as it was intendedas an example only. Theexample is not a guide specification; it does not includeexhaustive options for every conceivable project

PURPOSEThe purpose of this guideline is to provide recommendationsfor developing specifications for building

29、 automation systems(BASs) in heating, ventilating, and air-conditioning (HVAC)control applications.2. SCOPEThis guideline covers building automation systems (BASs)for HVAC control, monitoring, and management functions.The guideline specifies hardware performance, installation,and training. It also a

30、ddresses system architecture, input/out-put structure, communication, program configuration, systemtesting, and documentation. The guideline only includesexamples of how to integrate to fire, life safety, lighting, andother systems. The design and specification of these non-HVAC systems is not part

31、of this document. There is also nospecification of facility management functions, as this isbeyond the scope of this document.3. PREAMBLE3.1 Intent of this Document. This guideline provides build-ing automation system (BAS) designers of BAS with a tool tohelp them create and edit specifications for

32、projects of virtu-ally any size, scope, or complexity. It is the result of industryconsensus obtained from the controls and equipment manu-facturers, users, consulting engineers, installation contractors,and testing contractors who composed ASHRAE StandingGuideline Project Committee (SGPC) 13.This g

33、uideline discusses the options, considerations, per-ceived benefits, and concerns associated with each part of aninstalled system. The authors chose specific configurations,components, and methodology. One such selection decisionwas the architecture or topology of the system. These selec-tions are n

34、ot the only way to build a system, nor are they neces-sarily the best for each project. The information providedshould assist the reader in understanding why these selectionswere made and how to make these decisions for his/her project.This guideline represents a standardization of approachto the de

35、sign, documentation, and specification of BAS forHVAC control and energy management applications. Thisstandardization should improve both the quality and value ofBAS for building owners and users. The guideline should notbe used as a statutory standard for compliance. The examplesare not an exhausti

36、ve representation of all types and featuresof BAS. This guideline and its annexes require substantialediting and customization for the particular requirements ofany given project.3.2 Use of this Guideline. This guideline is to be used whenpreparing written and drawn specifications of BAS controland

37、energy management systems and can be a reference forthe design of these BAS as well. The term direct digital con-trol is only used when referring to the process of controllingequipment directly with digital controllers.The terms BAS designer, contractor, subcontractor, andowner are used throughout t

38、his document. These terms areused for claritythey are not intended to define contractualor legal requirements of any party.BAS designer: the creator of the work or the author of thespecification. The BAS designer may be a consulting engi-neer, a licensed professional engineer, a facility master sys-

39、tem integrator, or other. It is possible that with the need tohave Internet connectivity and sharing of control-point data,there could be more than one party involved in the specifica-tion of the work.contractor: the performer of the work defined in the specifi-cation; the person or company who ente

40、rs into contractualagreement to execute the work and the entity responsible forits completion in accordance with the contract documents.subcontractor: the performer of the work defined in the spec-ification; this person or company is contracted by the contrac-tornot the ownerto perform some or all o

41、f the workdefined by the specification in accordance with the contractdocuments.ASHRAE Guideline 13-2015 3owner: the person or company that executes the contract forthe work; this entity will assume ownership of the completedwork in accordance with the contract documents.3.3 Organization of the Guid

42、eline. This guideline is orga-nized into 14 chapters, called clauses, each with a main head-ing. Also, appendices, called annexes, are attached. Thedocument is divided into eight major parts:a. Introduction: Purpose (Clause 1), Scope (Clause 2), Pre-amble (Clause 3).b. A general introduction of the

43、principles of design anddocumentation (Clauses 4 and 5).c. An article-by-article discussion of the content of a writ-ten specification for a BAS (explanation of each specifi-cation article has been included to help the BASdesigner). (Clauses 6 through 9)d. Information about the BAS that will be impo

44、rtant to othersubcontractors (Clause 10).e. Additional information regarding valves and dampers(Clause 11).f. Annexes: Outline of example specification, BACnetdis-cussion, interoperability case studies, and performancemonitoring.g. IP networking requirements (Clause 12). This sectioncontains informa

45、tion about graphics, submittals, training,etc., that is found in Clauses 6 through 9 that is specific tothe IP networking and integration of the BAS device net-work into enterprise.h. This section provides additionalreferences and resources for designers and specifiers.The example specification follows the format determinedby the Construction Specification Institute (CSI). Under the1995 CSI MasterFormat,acontrols specificati

47、on will typi-cally be placed in Division 15 for mechanical systems, usu-ally in Section 15900 or 15950, although the exact placementvaries. The specification is divided into three parts (“Gen-eral,” “Products,” and “Execution”), each consisting of arti-cles, paragraphs, and subparagraphs. Under the

48、2004 CSIMaster Format, control specifications are in Division 23,“Heating, Ventilating, and Air Conditioning,” Section 23 0900, or in Division 25, “Integrated Automation.” The elec-tronic version of the sample specification is applicable to boththe 1995 and 2004 formats.4. 49、 (BAS)OVERVIEW4.1 Benefits of a Building Automation System (BAS). ABAS provides the technology platform by which the ownersproject requirements for energy efficiency, sustainability, andoccupancy conditions can be monitored, controlled, andtracked over the life of the building. A BAS provides the fol-lowing benefits:a.
